The grounds are close to 5 hectares (12 acres), and completely fenced.

The garden areas around the house, and leading to the natural pond, are laid to lawns and cultivated with mature trees & shrubs. There is also a productive orchard. The rest of the land is comprised of three large fields, perfectly suited to grazing horses.

The entrance to the property is through electrically-operated double wrought iron gates, along a wide driveway leading to, and along, the front of the house. The view from the side entrance of the house looks east across the lawn towards a large natural pond, well stocked with both carp and goldfish, and partially surrounded by willow trees and tall shrubs.

The orchard lies beyond a terraced, south facing slope, and is well stocked with several varieties of apple, plum, pear, apricot, cherry and fig trees.

The lawns and flower beds around the house are watered via an automatic sprinkler system.

The front drive continues past the secluded pool terrace, and swings round to a terrace in the front of a large garage. There is plenty of parking space along the driveway, and at the far end by the garage.

Pool Terrace
The impressive pool terrace is a vast outdoor leisure area, open to the south but enclosed on the remaining three sides. A cloister around two of the adjoining walls provides welcome shade during the hot summer months for outdoor eating, entertaining and afternoon siestas. However, the pool itself is in open sunshine and is solar heated, being in use from mid-April to mid-October.

At the corner of the pool terrace, adjacent to the gym room, is the ‘engine’ room, which houses the pool & Jacuzzi machinery, together with the central heating boiler and hot water geyser.

Under the cloister roof is a door opening to a short flight of stairs, which lead to the pool changing room. This has a shower, wash basin, WC and is equipped with fitted units for stowing clothes and towels.

A second door at the top of the stairs opens to the mezzanine floor of the garage. This is a large indoor storage area for patio chairs, cushions, parasols, tables etc. Stairs from the mezzanine floor lead down into the garage.

Garage
The garage comprises three deep car bays each with its own electrically operated roll up door. The entire length of the rear wall is fitted with a continuous solid wood workbench and several storage cupboards. The control panel for the automatic garden watering system is located here.
A separate adjoining bay houses large garden machinery, also with an electrically operated roll up door,

Opposite the garage is a secluded ‘kitchen garden’ area for growing vegetables and herbs, together with a separate area for propagating garden plants and flowers.
